Mortgage questions, answered

The questions Kam hears most, in plain language.

Why use a mortgage broker instead of going to a bank?

A bank can only offer its own loan programs. As an independent broker, Kam works with a network of lenders, so he can compare programs and pricing for your situation and match you with the lender whose guidelines fit your file. He also handles the paperwork and keeps the process moving through closing.

How do I know if I qualify for a mortgage?

Lenders look at your credit history, income, employment, assets and debt-to-income ratio. Each program weighs them differently, so being turned down by one lender doesn't mean you can't qualify elsewhere. A short conversation with Kam will tell you which programs are realistic for you.

What types of mortgages are available?

The main options are conventional, FHA, VA, USDA and jumbo loans, with fixed or adjustable rates. Non-QM loans cover borrowers whose income doesn't fit standard documentation, and reverse mortgages are available to homeowners 62 and older. See the loan programs page for details on each.

How much do I need for a down payment?

It depends on the loan program, the property and your credit. Some programs are built for buyers with small down payments, and down payment assistance is available to eligible buyers in parts of Florida. Kam will show you the options that fit your savings before you start shopping.

What is a pre-approval and why do I need one?

A pre-approval means a lender has reviewed your credit, income and assets and estimated how much you can borrow. It gives you a real budget and shows sellers your offer is serious, which matters in a competitive market like South Florida.

Can I get a mortgage with less-than-perfect credit?

Often, yes. FHA loans allow lower credit scores than most programs, and some Non-QM lenders work with recent credit events. Kam can also tell you what to change to qualify for better pricing.

I'm self-employed. Can I still qualify?

Yes. Conventional and FHA loans can work with two years of tax returns, and bank statement loans let business owners qualify on deposits instead of taxable income. Many of Kam's clients are self-employed.

Should I refinance?

Refinancing can lower your rate or payment, change your term, remove mortgage insurance or let you take cash out. It only makes sense if the savings outweigh the closing costs over the time you plan to keep the loan. Kam will run the break-even math with you.

How long does it take to close?

Many purchases close in about 30 to 45 days from application, though it depends on the program, the appraisal and how quickly documents come in. Having your paperwork ready at the start is the easiest way to keep things on schedule.

Does talking to Kam cost anything?

No. A consultation and quote are free and carry no obligation. Kam will explain any lender and broker fees in writing before you commit to a loan.
