Most delays in a mortgage file come from missing paperwork, not from the borrower's credit or income. If you pull these documents together before you apply, the lender can review your file in one pass instead of sending you a new request every few days.
Income
- Pay stubs covering the last 30 days
- W-2s from the last two years
- If you're self-employed: two years of personal and business tax returns, plus a year-to-date profit and loss statement
- Award letters for Social Security, pension or disability income
Assets
- The last two months of statements for every checking, savings and investment account, all pages, even the blank ones
- Retirement account statements if you plan to use those funds
- A gift letter and the donor's bank statement if family is helping with the down payment
Large deposits that aren't from your paycheck will need a short written explanation and a paper trail. If you're moving money between accounts, do it early and keep the transfer records.
Identity and housing
- A driver's license or passport
- Your current landlord's contact information, or your current mortgage statement
- Divorce decrees or child support orders, if they apply
What not to do while you wait
Between application and closing, avoid opening new credit cards, financing a car or furniture, or changing jobs without talking to your loan officer first. Each of those can change the numbers the approval was based on.
